Prospective resident screening includes running credit check(s), verifying employment, income and previous rental history to ensure they have been good residents in the past. We know that past performance is the best predictor of future performance. We run credit reports on all applicants age 18 years or older to search for prior landlord debt/any eviction history. We verify driver’s licenses, pay stubs as well as contact prior landlords. As a management company, we assist at the highest level by mitigating the risk of having a problem tenant.  Finding a great resident to live in your investment is one of the many important things we do.

Once a tenant is secured we execute a rental agreement and ensure it is enforced. We handle all tenant relations so you don’t have to. We send rental increases when appropriate to the market, offer lease renewals, collect the rent, pay all bills you wish including property taxes, HOA fees, insurance premiums and home warranties. We terminate tenancy when appropriate, issue 24 hour notices to enter and issue rule violations all while following the most up to date Fair Housing guidelines and abiding by all California state laws.

We ensure our residents are well taken care of and their issues are addressed promptly while at the same time keeping you updated along the way. We specialize in mitigating your liability and securing the best resident(s) possible. Our style of communication is your style of communication. Prefer us not to bother you with an update that a toilet flapper needed to be replaced? You got it. Prefer we update you on every maintenance item that arises with updates on repair status? That’s how we’ll do it. Prefer text over email? No problem. Prefer a phone call?  Done.

Preparation for Rent Ready Status

Is it overwhelming to think about what needs to be done before you put your home on the rental market?

If your home is not in “rent ready” status we can assist with prepping your home for lease using our team of preferred vendors (without paying retail) to help you achieve the highest rent possible in the fastest time period. For some this may mean a fresh coat of paint, full cleaning and a new refrigerator. For others, it may entail refacing current cabinets with specialty paint and new hardware or replacing a sea of carpet with laminate flooring. Keep in mind, whether the property will be a long term rental, eventually be sold or be the home you return to, making small upgrades always pays off.

Stella Leigh Realty maintains strong relationships with a preferred list of vendors who offers us discounted pricing which we extend to all of our clients. We do not allow our clients to pay full price and if we need to replace a water heater, refrigerator, hire a new landscaper or complete a full house paint etc. we commit to three quotes to ensure you achieve high quality results at cost effective rates. We ensure maintenance is not deferred, maintenance is resolved promptly, and conduct yearly inspections to ensure the property is being maintained and carbon/smoke detectors are in place to code.

 

We cover a maintenance checklist prior to all tenant move ins, complete monthly drive by’s and carefully complete move-in and move-out inspection reports. We provide outstanding service to both our owners and our residents.

Accounting

We provide monthly financial statements which are emailed and posted to your owner web portal at the same time monthly. The monthly statement includes all account activity and copies of invoices for any bills paid on your behalf. Every year you receive a 12 month CASH FLOW STATEMENT with monthly breakdowns of income, expenses etc. for tax purposes and to coincide with your 1099.

 

If you or your CPA needs any clarification you can reach us anytime. Each owner report can be customized specifically to your needs, so you have visibility of exactly what you want to see.

  • We advertise on 40+ real estate sites, all social media platforms, real estate signage, professional flyers etc.

  • If the home is not in “rent ready” status we can assist getting the home ready for professional photos, showings etc. We ensure your product is the most attractive as possible to prospective renters

  • Show property to prospective tenants after they are pre-qualified. Tenants must meet FICO requirements, verification of income, and previous landlord checks

  • We get your new qualified tenant on a CA state lease agreement with your information meeting all the latest requirements in addition to collecting the security deposit. 

  • After collecting our fee, we direct deposit the balance to your bank account and an email of your complete owner statement covering line item by line item
